This fascinating promotional brochure highlights (in red) land for sale across Chippewa and Rusk Counties in northwestern Wisconsin. Townships are outlined, with their respective sections and primary geographic features numbered or labeled where applicable. Locations of individual houses are identified with small dots, while railroads, wagon roads, and schoolhouses are noted according to the other symbols in the legend (center right). Several pulp mills are also shown. Text on the verso describes the bountiful local agriculture, hydroelectric power, and other amenities, affordable prices, and favorable purchase terms.

The J.L. Gates Company, founded by James Leslie Gates, was a significant force in Wisconsin’s land and lumber industries during the late 19th and early 20th centuries. Initially, Gates was heavily involved in pineland and timbering across central and northern Wisconsin, accumulating vast tracts of land. Around 1900, his focus shifted to the sale and settlement of “cutover” land, which he marketed to prospective farmers and entrepreneurs using material such as this.
